Maple Ridge Real Estate With a Tradesman's Eye

I'm Jake Frisson, a REALTOR® with Royal LePage Wolstencroft. Before real estate I was a Red Seal plumber and gas fitter, and I've put 20 years into construction and real estate. Maple Ridge's rules are changing: the City has updated its Official Community Plan and area plans, allowed more units on many urban lots, and set higher minimum heights and densities near its transit hubs. My job is to help you understand both the house and the rules around it.

Why Maple Ridge

Maple Ridge sits on the north side of the Fraser River, with West Coast Express stations at Port Haney and Maple Meadows. You'll find heritage-character homes in Hammond, newer hillside neighbourhoods in Silver Valley, and rural properties outside the Urban Area, so there's a wide range of homes to choose from.

Why Families Choose Maple Ridge

I live here, and I'll be honest about why I love it. To me, Maple Ridge still has a smaller-community, friendly feel. That's my opinion, not a statistic.

Support for kids with diverse abilities. The City's Recreation Access team offers 1:1 support workers so children and youth aged 4 to 18 who are eligible can take part in City recreation programs and camps. In our schools, School District 42 has an Inclusive Schools policy committing to an inclusive learning environment for every student. Ask me and I'll point you to the right contacts.

Outdoors at your door. The City's dike trails are flat gravel routes for walking, biking and wildlife viewing. Golden Ears Provincial Park has over 150 km of trails, plus paddling on Alouette Lake. Whonnock Lake has a beach and swim area.

New places for kids to play. The City finished a more accessible playground at Maple Ridge Park in 2024, with sensory play and accessible slides and swings. Its project list includes playground upgrades at Jordan, Fairview and Pioneer parks and new neighbourhood parks in Silver Valley and Fraserview.

Room to grow. The City's 2024 Housing Needs Report projects the population growing from 93,628 in 2021 to about 118,250 by 2033. My view is that buying before more of that growth arrives is a smart move for many families.

Connected. West Coast Express stops at Port Haney and Maple Meadows. Langley keeps growing too, with the Surrey Langley SkyTrain on the way, and I help buyers weigh both.

Maple Ridge neighbourhoods

  • Town Centre: the downtown core around the Haney Place Transit Exchange, which is one of the City's three transit-oriented areas. The Town Centre Area Plan was updated in November 2025.
  • Hammond: the City's Hammond Area Plan identifies a Hammond Heritage Character Area and maps a Hammond Area Floodplain. Maple Meadows Station is a transit-oriented area.
  • Silver Valley: north of the Town Centre. The Silver Valley Area Plan was updated in November 2025.
  • Albion: east of the Town Centre. The Albion Area Plan was updated in October 2025.
  • Lougheed Transit Corridor (west Maple Ridge): along Lougheed Highway and Dewdney Trunk Road. Its area plan was adopted in January 2026 to support transit-oriented development.
  • Rural areas: larger properties outside the Urban Area. Some may not have City water and sewer, so ask about wells and septic.

Housing types and what to check

Maple Ridge has older detached homes, family subdivisions, townhouses, condos and rural properties. Hillside lots and low-lying floodplain areas each come with their own questions.

What a Red Seal plumber checks in a Maple Ridge home

  • Basement-entry and split-level plumbing: Below-grade bathrooms often rely on pumps. I look for sewage ejector or sump pumps, backwater valves and signs of past backups.
  • Hillside drainage: On sloped lots, I check perimeter drains, retaining walls, downspout tie-ins and where groundwater is going. On older homes I recommend a camera scope of the drain tile and sewer line.
  • Floodplain homes: In mapped floodplain areas such as parts of Hammond, I ask about flood history, crawlspace moisture and whether mechanical equipment sits above flood levels.
  • Pipe material: I identify poly-B, galvanized and early PEX where I can see it, because it affects insurance and future repair costs.
  • Gas appliances and venting: I check furnace, boiler and water heater age, venting, and any gas lines run to garages, shops or suites without permits.
  • Rural systems: For wells and septic, I ask for flow and water-quality tests, pump-out records and the system's age.
  • Suites and added units: With the new multi-unit rules, I check for separate heat, fire separation and whether plumbing was done under permit.

This doesn't replace a licensed home inspector. It's a trade-trained walk-through before you commit.

Municipal plans and changes to know

  • Small-scale multi-unit housing: Single-family and duplex lots in the Urban Area with City water and sewer can now have up to three, four or six units. In most cases, lots under 281 m² are limited to three units, and lots from 281 m² to 4,050 m² can have up to four. Lots of at least 281 m² within 400 m of a bus stop with frequent service can have up to six. Building Code and other bylaw requirements still apply.
  • OCP and area plan updates: Council adopted updates to the OCP and the Hammond, Silver Valley and Town Centre area plans in November 2025, and to the Albion Area Plan in October 2025, to meet the Province's housing requirements.
  • Lougheed Transit Corridor Area Plan: adopted in January 2026.
  • Transit-oriented areas: Port Haney Station, Maple Meadows Station and Haney Place Transit Exchange are designated under Bylaw 8001-2024. Within 200 m of the hub, the minimum allowable height is 12 storeys, with density up to 4.0 FAR. From 201 to 400 m, it's 8 storeys, with density up to 3.0 FAR. The City can't require residential parking in these areas.
  • New transit-oriented zones: Zone Amending Bylaw 8126-2026, which would create new transit-oriented zones, was before Council in 2026. I'll confirm where it stands for any property where it matters.

Buying in Maple Ridge

I'll help you weigh Town Centre convenience, Silver Valley, Albion and rural acreage. If you want a suite or extra units, I'll check the lot against the City's small-scale multi-unit housing rules before you make an offer. And I'll walk every home with an eye on drainage, pumps, pipes and heating.

Selling in Maple Ridge

I'll prepare a free home evaluation from current Maple Ridge sales and help you gather permits and records for pumps, furnaces and renovations. I'll also point out the fixes worth making first. If your lot qualifies for more units, that can be part of how we market it.

Maple Ridge real estate FAQ

How many units can I build on a Maple Ridge lot?

Eligible single-family and duplex lots in the Urban Area with City water and sewer can have up to three units if under 281 m² in most cases. Lots from 281 m² to 4,050 m² can have up to four. Lots of at least 281 m² within 400 m of a frequent-service bus stop can have up to six. Check your property with the City before you plan.

Where are Maple Ridge's transit-oriented areas?

They're around Port Haney Station, Maple Meadows Station and the Haney Place Transit Exchange. Within 400 m of these hubs, the Province sets minimum allowable heights and densities.

Did Maple Ridge update its Official Community Plan?

Yes. The City adopted updates to the OCP and the Hammond, Silver Valley and Town Centre plans in November 2025, and to the Albion plan in October 2025. It adopted a new Lougheed Transit Corridor Area Plan in January 2026.

What should I check in a basement-entry home in Maple Ridge?

Look for sump and sewage pumps, a backwater valve and signs of past water in the lower floor. Also check the age of the furnace and water heater. A camera scope of the drains is worth it on older homes.

Are there flood risks in Maple Ridge?

The City's Hammond Area Plan includes a floodplain map for parts of Hammond. Ask about flood history and check the City's mapping for any home in a low-lying area.
