What a Red Seal Plumber Looks for When Buying a House in Langley, Maple Ridge, or Mission

Most agents walk through a house and notice the finishes. I walk through and look at the systems. As a Red Seal plumber and gas fitter, I check the things that cost money later — and that are easier to deal with before you own the place.

I do this on every showing in Langley, Maple Ridge, and Mission. The goal is simple: know what you’re buying so the offer and the inspection match reality.

What I look at first.

  • Age and condition of the furnace, water heater, and any gas appliances

  • Electrical panel (size, age, and whether it’s been updated)

  • Visible plumbing (material, leaks, previous repairs)

  • Signs of past water damage, mould, or DIY work

  • Sewer line risk on older homes (especially pre-1985)

  • Unpermitted additions, bathrooms, or gas work

Why it matters.
A new kitchen or fresh paint does not fix an original furnace, polybutylene plumbing, or a panel that needs replacement. These items are common in older Langley and Maple Ridge homes. They are also easier to price into an offer or negotiate before subjects are removed than after you own the house.

On acreage or rural properties in Mission, I also look at well and septic status when the information is available. On strata properties, deferred maintenance or special levies can matter as much as the unit itself.

What I tell buyers.
I do a first pass on the mechanical systems during the showing. That does not replace a home inspection. It does mean we enter the subject period with a clearer picture of what the inspection is likely to confirm, and we can decide whether the price or conditions need to reflect it.

Most problems are visible if you know what to look for. The ones that get expensive are the ones people ignore because the house looks updated.

If you’re buying in Langley, Maple Ridge, or Mission and want someone who checks the systems as well as the finishes, reach out. I’d rather catch the issues early.
