My approach to Buying, Selling in the Fraser Valley
Most people don’t need more marketing. They need an honest read on the numbers and a clear picture of whether a property and neighbourhood actually fit what they want.
That’s how I work.
I’ve handled estate sales, complex files, land and acreage, First Nations lease land, first-time buyer purchases, development opportunities, and projects for renovators. Detached homes, townhomes, and condos across Maple Ridge, Langley, Mission, and the broader Fraser Valley. The file type changes. The approach doesn’t.
Look at the numbers first.
Active competition, recent sales, days on market, condition, and what’s actually moving. Old sold comps can lie. What’s sitting on the market right now tells you more about leverage. If the numbers don’t support the price or the strategy, I say so early.
Negotiate on the data, not the emotion.
Whether it’s a standard offer, a court sale, or a more complicated file, the strongest position comes from knowing the facts better than the other side. Price, deposit, conditions, and timing all matter. I’ve seen deals won and lost on how prepared people were when it counted.
Make sure the property and neighbourhood actually suit you.
A house can look good on paper and still be the wrong fit. Schools, traffic, future development, lot characteristics, strata health, access, and long-term livability all get weighed. For acreage or land, that includes zoning, services, topography, and what you can realistically do with the property. For first-time buyers, it includes what the numbers look like after closing costs and monthly carrying costs.
Clients who have worked with me often mention the same things: availability, clear communication, and not being pushed toward something that doesn’t make sense. That’s intentional. I’d rather walk away from a deal that doesn’t hold up than force one that creates problems later.
If you’re looking at a purchase or a sale in Maple Ridge, Langley, Mission, or the Fraser Valley and want a straight read on the numbers and fit, reach out. I’d rather talk through it clearly before anyone is under pressure.
